Accommodation rental and cancellation conditions Rijeka Apartments Terra

GENERAL
APARTMENTS TERRA enters into contracts to provide accommodation services to provide its guests with the highest possible level of service. All advertised apartments have licenses issued by the competent state authorities.
The lease agreement concluded with APARTMENTS TERRA is concluded by you as the lessee (hereinafter: the guest) with APARTMENTS TERRA (hereinafter the apartment): as the lessor.
By paying in advance for the reservation of the selected apartment in the desired period, you unconditionally agree to these General Terms and Conditions. After APARTMENTS TERRA receives the advance payment for the reservation, the guest will send a written confirmation of the apartment reservation (hereinafter: confirmation) which will contain the exact location of the apartment and all necessary contact information. Written confirmation of the reservation with these General Terms and Conditions constitutes the Lease Agreement between the guest as the lessee and APARTMENTS TERRA as the lessor. On the day of booking the apartment, the guest must be at least 18 years old.

ARRIVAL AND DEPARTURE
Earliest arrival is at 14:00 on the day of arrival. The latest departure is at 10.00 am on the date of departure. Early arrival and later departure is possible only in agreement with APARTMENTS TERRA and with possible fee.

GUEST REGISTRATION
Pursuant to the law of the Republic of Croatia, the guest undertakes to send the owner / host a valid identity document or the necessary information, which contains personal data and which will be used for the purpose of registration with the Croatian National Tourist Board (CNTB). This data will not be used for other purposes. A guest who will not be given any type of valid identity document for a legally binding tourist registration, may be denied access to the apartment, without the possibility of refunding the amount of rent paid for it.

NUMBER OF GUESTS
At any time in the booked apartment can accommodate a maximum of the number of persons indicated on the booking confirmation. The number of guests can be increased to the maximum capacity listed on the website of the apartment, no later than 1 (one) day before arrival at the apartment. The requested change in the number of guests must be submitted by e-mail. The maximum number of people includes children, regardless of their age. If there are more people staying in the apartment than the maximum allowed number without permission, APARTMENTS TERRA reserves the right to terminate the Lease Agreement which enters into force immediately, without notice, and guests undertake to leave the apartment permanently within 2 (two) hours. Refunds for unused apartment rental time will not be possible.

PETS
Possibility of arrival of pets with prior notice if the guest comes with a pet. Possible additional compensation for cleaning costs.

NOISE
In the event that guests disturb public order and peace with noise and clamor and do not calm down even after the warning, the same can be considered a serious violation of the lease agreement in which case APARTMENTS TERRA are authorized to terminate the lease agreement which enters into force immediately, without notice , and the guest undertakes to leave the apartment permanently within 2 (two) hours with all persons staying there and APARTMENTS TERRA has no right to request a refund of the amount of paid accommodation.

HOUSE RULES
Each apartment has its own house rules that are displayed in a visible place in the apartment. Guests agree to abide by the house rules. If guests do not follow the rules of the house rules, the same can be considered a serious violation of the lease agreement in which case APARTMENTS TERRA are authorized to terminate the lease agreement which enters into force immediately, without notice, and the guest undertakes within 2 (two ) hours to leave the apartment permanently with all persons staying there and has no right to ask APARTMENTS TERRA to refund the amount of paid accommodation.

PRICES AND PAYMENTS
Unless otherwise stated, all prices are in Euros. Credit cards are charged in Euros. The reservation is binding and when booking, an advance payment of 100% is required, after which the reservation is confirmed. Upon completion of the reservation and payment process, APARTMENTS TERRA will send a written confirmation of the reservation by e-mail. The Certificate contains all the necessary information about the accommodation and in addition to these General Terms and Conditions it is a Certificate of apartment rental concluded with APARTMENTS TERRA. The lease agreement is considered concluded when APARTMENTS TERRA receives the amount of the advance payment. In the event that payment is not made within 3 (three) days from the date of booking, the Lease Agreement is considered terminated. The costs of water, gas, electricity and internet and bed linen, towels, tea towels, final interior cleaning, registration of residence and sojourn tax as well as value added tax are included in the rental price. Allowed advance payment methods are: credit cards, Pay Pal and bank transfer. All payments should be made in Euros (EUR). There is a possibility of a difference in the amount charged due to the difference in the exchange rate. APARTMENTS TERRA cannot be held responsible for exchange rate differences or fees of other banking institutions. In case of cancellation after 14 days before arrival, all payments made to APARTMENTS TERRA are non-refundable. There is no possibility to pay electronically in the apartment (credit cards / Pay Pal).

CANCELLATION AND CHANGES

Any cancellation on your part (for any reason) must be sent to us in writing by phone + 385 (0)98 258 233 or email apartmentssterrarijeka@gmail.com.

The reservation lasts until midnight on the day of arrival. The reservation can be canceled online at least 7 days before arrival. In case of no-show, we apply a fee of 100.00% of the reservation value.

In case of cancellation 7 days or less before arrival or on the day of arrival, we charge a fee in the amount of 100.00% of the reservation value.

In the unlikely event that it is necessary to change or cancel the holiday accommodation specified in the holiday confirmation, we will notify you as soon as possible and we will refund all monies paid in full and we will not be under any other obligation.

ACCIDENTAL DAMAGE
The guest undertakes to behave responsibly towards the rented apartment. The guest is obliged to return the apartment in the condition in which it was received. APARTMENTS TERRA is directly responsible for any damage caused. The guest undertakes to report any damage to the apartment during the rental period immediately to APARTMENTS TERRA.

COMPLAINTS AND DEFICIENCIES
If the guest notices defects, cleaning, damage or other malfunctions in the apartment or has other types of complaints when taking over the apartment, he will send the complaint without delay, and within 24 hours at the latest. Complaints about cleaning are addressed immediately. The complaint is addressed directly to APARTMENTS TERRA. In case of any kind of complaint, the guest undertakes to leave APARTMENTS TERRA a reasonable deadline to resolve the complaint. Departure of the guest from the apartment before the expiration of the agreed rental period and without prior notice and agreement with APARTMENTS TERRA will be at the risk and expense of the guest and APARTMENTS TERRA does not bear any responsibility.

FINAL PROVISIONS AND JURISDICTION
APARTMENTS TERRA transmits all information about the apartments through the website and strives to provide as accurate and up-to-date as possible. These Terms and Conditions have been translated by Google. In case of doubt about the interpretation of certain terms in the translated version of these General Terms and Conditions, the original version in the Croatian language shall be considered relevant. The Contracting Parties shall endeavor to resolve any disputes amicably and amicably. In case of any dispute, the territorial jurisdiction of the competent court in Rijeka and the application of Croatian law are agreed.
